Large land with 3 businesses looking to be sold with a lease of up to 10 years. 

Main business: Car Wash. 
Been open since 2008, was renovated in 2018 with increased prices. Includes a soak way drying system, has a big queue lane and multiple lanes so customers for tyres can go directly to tyres. Customers enter go round a corner and queue down. Once initially washed they then drive up and go in the desired lane depending on the service they require. Big storage area inside where all the equipment is stored. Includes an office for all businesses (car wash and tyres, etc), 2 rooms for workers or storage or any desired purpose. The main building includes storage for the equipment, 4 rooms, separate large storage space for tyres with an additional room (this is excluded in the 4 rooms used for storage of larger tyres stock) and a toilet.

Tyres: The more promising of the businesses.
A tyre shop with 2 snap-on balancing machines and 2 snap-on machines to take off the tyre and mount it. Includes large stock room and a separate room for part worn tyres. There is another building currently used as storage for worn tyres and general old storage.

Parking - Room lets: Currently there are a few vehicles who park their caravans and cars for parking. These are charged by the owner at £40 PCM. There is also a separate room further down from the tyres which are currently being let out at storage at £200 PCM. There is another room further below that which is currently empty too.
At the entrance, there is also another 2 rooms which can be separated to form a separate business too (previously rented to taxi office). I wanted this can be included in the lease or excluded and form a separate entrance. Ideas for the rooms were initially for a barbershop but no advancement has been made.

There is an opportunity for letting or other businesses such as alloy refurbishment, car painting, car sales (plenty of room) and other business ideas.

Currently, there are 3 companies which bring vehicles for washes/valets which do monthly/weekly payments. 2 of which also have deals for tyre fittings too.

There is also an opportunity to let/sublet rooms. My advice would be for a “License to Occupy”.

The entire land is private and enclosed. Includes cameras, an alarm system and security which stay overnight (worker).
